La Jolla Boulevard Mixed Use
This building serves as the southbound entry piece to the Bird Rock commercial district of La Jolla. The mixed used project has four retail spaces on the street level and 5,050 SF of upper residential split between four distinct units, each featuring two bedroom, two and a half baths and a private outdoor terrace taking advantage of ocean views. The project features renewable energy through photovoltaics and clean energy though efficient lighting, automatic controls and low-flow plumbing fixtures throughout. Providing much needed housing increases the density of the area, providing residents easy access to nearby amenities and transit. Due to the prominent corner location, each elevation was designed with equal importance. Architecturally, the ground floor is now integrated into the streetscape and transparent, welcoming residents and visitors alike. Creatively, the serrated building façade responds to the curve of the street, but also provides privacy unit to unit and focuses the ocean views. While other developers build to the maximum zoning limits, this structure does not in order to scale correctly with the neighborhood. Designing within the existing municipal code and zoning requirements, this mixed-use project received unanimous city approval and sets the tone for forward progress in the neighborhood.
